Developments of 16 main Plymouth properties to speed up
February 15, 2009
The economic downturn has affected a number of areas but the most badly affected seems to be the property market. A number of ways are being devised to deal with the problem and it looks like Plymouth has found a temporary solution to it. The city council is thinking of speeding up the development of 16 major properties which will range from development of multi million pound high profile projects to 15 homes.
Of the 16 developments, two have submitted planning applications. They include the Shepherd’s Wharf project which is at Sutton Harbour, estimated to be at 55 million pounds and Devington Homes development which is at Derrys Cross, estimated at 75 million pounds. The developers of these projects will have to apply for permission to plan before the year ends and work will have to start within two years.
The head of city’s planning, Paul Barnard, said that it would be possible for the credit crunch to actually increase the supply of affordable housing. Although the approach is innovative, it may be risky but developers are being given credit for bringing forth their projects. The deputy leader of the council, Ted Fry, said that developers will be guaranteed a good income once affordable housing is built, so they may probably do really well on that front.

First-time buyers witness signs of revival in the property market
February 13, 2009
Steep fall in the house prices is luring the first-time property buyers. A leading property website stated that people who are buying first homes are accountable for 40 per cent of all the mortgage applications as compared to the last October figures which were less than 10 per cent.
In fact several people who are moving homes or remortgaging have also applied along with the first time buyers. The fall in property prices has tempted the first time buyers to enter the property market. However, a lot of savings still needs to be done by the first home buyers as the deposit price is rather significant.
As of now there are only three mortgage lenders who are offering home loans to people. 95 per cent of the property value can be borrowed with charging rates of almost 7 per cent. In one case an application was charged a fee of £2,499. Francis Ghiloni, the director of marketing and business development at mform.co.uk, stated that the decreasing house prices have boosted the first-time buyers, which is hwy they are returning back to the market.
Though last October there were no signs of buyers however it is only now that the numbers of applications have increased.

Prices of the remaining houses at Strafford Mews are ranged from £ 147,995 to £ 310,000. The developer also said that part exchange deals ay be available for those who want to move to a larger property.
